UPDATE Annual HOA DUES: Annual HOA Dues: $800/year. At the August 14, 2025 , board meeting, there was a motion to change the HOA dues to an amount of $800 by January 31st of every year. The vote was unanimous and the motion was approved.

HOA dues payments are being accepted starting July 1, 2026. Ways to Pay the $800 HOA Dues (funds made payable to The Lakes of Shady Shores HOA):
- Check
- Money order or cashier's check
- Bill pay throug your bank
- Cash
- Zelle - send money using the email address: mintzpam@hotmail.com
  - When setting up Zelle, its a HOA business account
  - Make sure your bank allows Zelle payments
  - Check with your bank to see if there is a limit allowed to Zelle especially first time Zelle payments
  - Check your security settings at your bank to be able to transfer to Zelle
NOTE: Late Fees will be levied if your HOA Dues are not paid by the due date:
- The Next HOA dues are due January 31, 2027
  - If the dues are not paid on or before January 31st, a late fee of $100 will be charges to the homeowner on February 1st.
  - If dues are 30 days late, a $200 late fee will be charged.
  - If dues are 60 days late, a $400 late fee will be charged.
  - If dues are 90 days late, the HOA will contact the attorney to place a lien against the property.
  - All late payment fees and attorney's fees shall be the sole responsibility of the homeowner
We do not send out invoices nor do we send out receipts when homeowners submit the dues. If homeowners need a receipt, they can refer to their cancelled check. You may give your HOA payment to any of the following board members listed.

Lakes of Shady Shores HOA email address: We have now established an HOA email address for those that want to contact our HOA (lakesofsshoa@gmail.com).

Homeowners Vendors Recommendations: As requested by homeowners to compile a list of vendors that they have used for various jobs, we are providing the list of vendors for your reference. If you would like to add to this list, submit the vendor to Joe Kessler, HOA president (kesslertx@charter.net). It should be noted, the HOA/Board Members are not responsible/liable for loss/danages/injuries by using these vendors.

Street Lights Out: If you notice that a street light is out in our neighberhood, contact ONCOR (https://www.oncorstreetlight.com). Type in the address and you will see yellow dots that represents the street lights. Follow the three steps. Include the Gate Code so they can come into our development.

November 5 - ANNUAL HOA MEETING - The annual meeting will be held at the Shady Shores Baptist Church (401 W. Shady Shores Road) at 7:00 pm. If you are unable to attend, we will have a PROXY FORM distributed for you to complete and give to a board member.
